Should I be impressed by a 50 year warranty?

Why it is important

The roofing industry has become notorious for offering long warranties to justify upcharges and higher prices. But read the fine print. These warranties are not transferrable when you sell your house, and very rarely does someone live in the same home for fifty years, so they’re selling you a promise they don’t expect to have to fulfill. In the very rare case that such a warranty claim is filed, it usually covers the shingles only, not the labor, and even then, it typically covers the depreciated value of the roof—not the replacement cost—after a relatively short initial period of time.

How much commission do your salespeople receive?

By compensating salespeople via commission, many roofing companies incentivize their staff to estimate higher and charge you more. Some of these companies will even consider the value of homes in your neighborhood and evaluate your demographic, and then charge you accordingly. If you’re wondering why one company’s estimate might be thousands of dollars more than another’s, there’s a good chance that the difference is the salesperson’s commission. They earn more if they charge you more, and they will charge you more if they think you are able to pay more.

How long will it take to replace my roof?

The longer it takes, the higher the risk of problems. You want people on your property and on your roof for as short of a period as possible, completing the entire project before any unexpected changes in the weather necessitate tarping or other make-shift mitigation measures.

How do you protect my plants and landscaping?

Debris that comes off a roof during any reroofing process can be both heavy and messy. Sizable chunks or even entire shingles that fall to the ground can cause significant damage to plants and landscaping, and small pieces can get entangled and enmeshed, making them almost impossible to remove. Some roofing companies will drape tarps over plants to protect them, but on a hot day these covers risk more damage to the plants than the shingles.

How do you make sure no nails are left on the ground?

Why it is important

When putting a roof on a house, it’s all too easy to think of site clean-up as an afterthought. But details matter, especially when those details are roofing nails. Nails left on a lawn or in a driveway can pose a real hazard for pets, children, bike tires, and even lawn mowers.

As part of our site clean-up, we go over your lawn, driveway, patio, and sidewalk with a magnetic roller to make sure we capture any nails or staples that might have fallen from the roof. But that’s not all. We will come back the next day and re-roll everything with magnets just to make sure we catch anything that might have been missed.
